I'll coordinate the home renovations for you to increase the value of your home. You won't pay for these costs until settlement. There is no interest charged, you simply pay for the cost of the renovations.
I'll handle everything from planning & permits through design and project management.
I thoroughly check all builder & trade licences, insurances and reviews and get a minimum of 3 quotes. Then you choose who you want to complete the work.

From my experience in real estate, I've seen a lot of houses. And I've seen everything from bidding wars on the prettiest home on the market to others that sit for months with just no interest.
I asked myself... if we know the best looking homes at the correct price point perform best, why aren't all sellers doing the work?
And then it dawned on me... sellers have barriers. It often boils down to either they don't have the money, they're overwhelmed with the process or they don't have the design knowledge or expertise.

I understand what's preventing you from completing renovations to sell your house and aim to make it possible for you. That's why I offer a renovate now, pay later program and handle every step of the process for you.
Renovating for profit is very different than your normal renovations. I'm looking at what renovations will get a return on your investment and avoiding making costly mistakes on things buyers don't care about. Plus, because I'm a specialist, I can keep up with what buyers are looking for in today's market.
It's not enough to simply create a beautiful home through renovations. I want your home to stand out among other listings. That's why I oversee the styling and photography. Not only that, I create a marketing strategy and will share your home on my social media channels and through my brand partnerships.
Rather than charge a fee, I ask to split the gross profits of the value I've increased in your home. The reason why I do this is that it keeps me accountable in the renovations & design choices. I will never recommend an unnecessary renovation or blow out the budget with an unreasonable design choice.
This also means if you don't make money, I don't either. Therefore I will do my due diligence up front to ensure your home will make money in the sale, even in a shifting market.
I've removed any barriers you may have and helped you assemble your team of experts to get you to settlement.

With a profit share agreement, we split the net profits (increased value minus the cost of renovations) of the value I've increased your property.
Because my results are tied to the sales outcome, this means if you don't make a profit, I won't either.
This keeps me accountable in the design & renovation choices, staying on budget, & only doing work I feel is necessary.

We share the net profits of the value I've raised in your property. This keeps me accountable & gives an incentive to increase the value as much as possible.
By running comparable sales and walking through them with the homeowner to come up with a number together. Unfortunately, I found that real estate agents were inflating the numbers to win the listing and was not a reliable pre-sale valuation.
No, I arrange a minimum of 3 quotes to builders / trades and you choose who you would like to complete the renovations. This ensures we get competitive pricing and a personality match.
In that case, I can provide the same service but charge a fee instead of a profit share. Some vendors prefer to go this route to have a more definitive cost of my services.

No, you only pay for the labour, materials and any other costs agreed upon ahead of time in the contract, such as permit fees.
All homes sell for the right price. However, in the unlikely event your home doesn't sell within
6 months, I will ask to be paid the renovation costs + a project fee for my time.
It's actually better to start talking as early as possible. That's because your renovations may require a CDC or DA through the local council, and builders & trades tend to book far out in advance. In addition, I only take on 1 client at a time. So the short answer is, contact me early for a consultation and we can work backward from your ideal settlement date.
